Letting With Taylors Estates

At Taylors Estates we believe that trust is the most important thing when you as a Landlord are looking for an agent to look after your investment, so in everything we do for you and your property we make our service as transparent as possible so you have no doubts that we are doing what is best for you.
We offer 3 levels of management for your properties, all landlords are also given a login through PropertyFile to give you 24 hour access to information regarding your property.

Fully Managed

Sit back and relax as we take care of everything for you. By choosing this option you will have nothing to do, included is:

  • Marketing of property, finding tenant and all upfront vetting, referencing and paperwork
  • Ongoing management of the tenancy
  • Inventory prior to start of tenancy
  • Management Visit in the 4th month of the tenancy and then every 6 months
  • Checkout at end of tenancy
  • Deposit Return including recovery of any post tenancy costs
  • Routine maintenance and safety checks organised
  • Ensuring the Property and Tenancy remain compliant in line with current legislation
  • Responsive maintenance organised, subject to landlord approval, with a 24 hour/365 day emergency maintenance line
  • Negotiating tenancy renewals with rent increase as and where appropriate
  • Proactive maintenance checks; while we are at your properties we will always asses to see if any repairs are necessary now or in the future to try and minimise the cost of reactive maintenance

Guaranteed Rent option is available on this level of management.

Tenant Find

We will market your property and find you a tenant, complete all necessary checks and provide tenancy documentation. If you require it we can also complete an Inventory and Checkout. We will make sure that your property is legally compliant and can assist you with the routine checks to keep the property compliant if required.

All other maintenance, inspections and other responsibilities are yours.

We conduct extensive vetting and referencing of prospective tenants alongside our referencing partners Homelet. Some of the keys features of this referencing include:

  • Electoral Roll Check & Bank Validation
  • Financial Reference
  • Landlord Reference

Rent Receipt

Similar to Tenant find all upfront marketing, finding of tenants and legal paperwork is completed for you.  If you require it we can also complete an Inventory and Checkout. The tenancy is then handed over to you to manage. However rent collection and processing is completed by us, we will also chase late rents and advise as appropriate on solutions should tenants default.

Guaranteed Rent option is available on this level of management.

All other maintenance, inspections and other responsibilities are yours.
