The time for talking is over and we are now fully preparing for the various stages of implementation of the Act. Over the coming months we will be posting updates and information to help you to prepare for the changes that are ahead.

The Renters' Right Acts Information Sheet 2026 has now been published and can be downloaded here.

The link below will take you to the Gov.uk page that contains all the guides that the government have put together, they are quite comprehensive and provide the answers to some of the basic elements of the legislation.

There is also a link to the new and updated documentation, such as Section 13 notices (Form 4a) for rent increases and Section 8 notices (Form 3a), although some of these are still at draught stage.

Below is also a brief timeline for implementation which we will update as further information becomes available.

27th December 2025

From this date Local Councils will get increased investigatory and enforcement powers.

January 2026

In January we expect to have confirmation of the wording that will required for tenancy agreements

March 2026

Publication of the information sheet that will need to be given to all current tenants to inform them of the changes, these will need to be issued prior to the 1st May 2026.

April 2026

Guidance issued to tenants on what the changes will mean for them.

30th April 2026

Last day you can serve a Section 21 Notice, however these notices will now only have a 3 month window for further action to be taken rather than the usual 6 months

May 1st 2026

Implementation of the first phase of the Renters’ Rights Act, including the loss of Section 21 and the abolition of fixed term assured shorthold tenancies.
